Gutter Survey in Newdigate
Wondering about the gutter at a property in Newdigate? We carry out gutter surveys in Newdigate and across Surrey, with plain-English findings.
- Rotten fascias or stained soffits
- Gutters full of debris and silt
- Choked outlets or hopper heads
Newdigate homes and their roofs
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Living close to Newdigate Brickworks is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Holmwood station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Newdigate CofE Endowed Aided Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Newdigate is about 5 miles south of Dorking, in Surrey. We survey roofs in Newdigate and the rest of Surrey. Newdigate is one of the places in Surrey we cover. You can also see our page for Crawley.

Gutter surveys for homes and businesses in Newdigate
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. If you’re worried about leaves and moss blocking gutters and rotten fascias or stained soffits, we can find out what’s behind it.
Some older homes in villages like Newdigate are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Questions from Newdigate
Will you come out to Newdigate?
We do. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Newdigate?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Will you check the drains below ground?
No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Do you take photos of the roof?
Yes, plenty. Each finding is shown in a picture where possible.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
What affects the cost of gutter surveys
Prices always include VAT. The things that change the price are:
- House, block, shop or office
- Basic, Standard or Premium
- The shape of the roof and its details
- How many separate roofs there are, such as extensions, dormers and garages
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.
Booking your survey
Here’s what helps us most when you get in touch:
- The type of building and roof, like pitched or flat
- Whether there is a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- Where the property is, with the postcode
To book a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.
Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Get trees that overhang the gutters trimmed
- Make sure downpipe clips are holding
- Have gutters cleared at least once a year
- Watch ceilings under valley gutters for fresh marks
You receive a written report with photographs and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.
Rented homes, blocks and businesses
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.
What we look for on each type of roof
Box and secret gutters
Box gutters sit within the roof or behind a wall, so overflows can end up inside. We inspect them as far as it is safe to see them.
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.
Honest limits
In fairness, there are limits to any roof survey:
- What’s hidden inside a downpipe
- The inside of buried drains
- Confirming asbestos in older rainwater goods
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What we do, step by step
We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Newdigate, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it’s safe to get into.
- You get a report with photos and recommendations.
How to prepare
- If you are buying, let the agent know when we’re coming
- Show us where any leaks or stains appear
- Check we can get to the back of the property
