How a flat roof survey works in Newdigate
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey EPDM rubber, GRP fibreglass and upstands and outlets, and people most often book us about outlets that hold water back and dips that suggest the deck is deflecting.
Flat roofs on exposed homes in small places like Newdigate take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we can’t see
Some things cannot be seen without opening up the roof, and that sets some limits:
- Testing older roof sheets for asbestos
- Parts of the roof that are not safe to walk on or view
- A promise that the roof will not leak in future

Newdigate: your questions answered
Is my home in Newdigate listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Newdigate within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Does the report include photos?
Yes. Photographs are part of every report, so you can see each point for yourself.
How do I book a survey in Newdigate?
Just phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
What we are asked to look at in Newdigate
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
Here are some of the things we see frequently:
- Dips that suggest the deck is deflecting
- Damaged trims at the roof edge
- Ponding water that does not drain away
- Blocked or damaged outlets
For site and facilities teams at buildings such as Newdigate CofE Endowed Aided Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
What to check before booking
- Whether the inside of the roof is included
- Whether you get a written report with photos
- Their insurance cover
- Is there a chance to talk the report through?
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How we price flat roof surveys
All our prices include VAT. The things that change the price are:
- How many separate roofs there are, like extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What we need to know
Before you get in touch, it helps to have:
- What kind of property and roof it is
- Dates you are working to, like exchange
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.
Roof by roof
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
How the survey works
Once we have finished looking, we write up our findings as a report with photos, emailed to you. On timing, most surveys take an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Newdigate often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
- Keep pets inside or away from the areas we are looking at

Local flat roofs in Newdigate
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For landlords with property near Holmwood station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you own one of the older houses in the streets near Church of St Peter, the flat roofs on later extensions tend to wear out long before the main roof.
