Roof surveys for homes and businesses in Newdigate

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Common reasons to book are cracked mortar along the ridge and gaps in the roof where coverings have gone, across clay and concrete tiles, ridges, hips and valleys and lead flashings.

Older buildings in small places like Newdigate may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Newdigate frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • Tell us about any leaks, stains or damp patches you know of

Advice

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Common questions in Newdigate

Does a conservation area affect roof work in Newdigate?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are there drone restrictions around Newdigate?

It depends on the exact address and the weather on the day. Newdigate is about 2 miles from the edge of the flight restriction zone around Gatwick Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it as you book and we will plan the survey around it.

Do you need a roof survey in Newdigate?

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Most people get in touch when they’ve noticed something like this:

  • Worn or blocked valleys
  • Gaps in the roof where coverings have gone
  • Ponding, splits or blisters on flat roofs
  • Worn lead at chimneys and abutments

Take a building like Newdigate CofE Endowed Aided Infant School: a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • Will the report include photos?
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How soon the report will arrive

What a roof survey includes

Roofs, chimneys and gutters in Newdigate

Newdigate is about 2 miles from the edge of the flight restriction zone around Gatwick Airport. Where the drone is part of the survey, we check the exact boundary for the address before flying. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Homes near green spaces like Newdigate Brickworks can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Holmwood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we can’t see

In fairness, a roof survey has limits:

  • The condition of the rest of the building (that’s a RICS home survey)
  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Useful tips for Newdigate property owners

These tips come from what we see on roofs every week:

  • Have details of recent roof work to hand
  • Keep the report with your property records
  • Don’t climb onto the roof yourself
  • Clear the loft hatch area before we arrive

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Landlords, agents and block managers in Newdigate

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey seven days a week, which can make access easier.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
