Roof leak investigations for homes and businesses in Newdigate
Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you are worried about drips from nail tips in a cold loft and staining where a gutter or parapet meets the wall, a survey will tell you what’s going on.
Being in a small place like Newdigate makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
Where we cannot see part of the leaking roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How it works
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes an hour or two for most houses, though large, tall or awkward roofs take more time. Rural addresses near Newdigate can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- If you are buying, let the agent know when we’re coming
- For a flat or shared roof, check access with whoever owns or manages the building

Prices for roof leak investigations in Newdigate
To price your survey, we check:
- Whether it’s a home or a commercial building
- The size of the roof
- Building height and the viewpoints available
- The package you choose: Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
Getting in touch
Here’s what helps us most when you contact us:
- The type of building and roof, such as pitched or flat
- How the loft is reached, if there is one
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
You can call us seven days a week. For a price or to book, call 07833 053749 or send us an email.
Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Why it is worth a survey now in Newdigate
Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. For older village homes like those around Newdigate, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Can I check my roof myself?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your questions about roof leak investigations in Newdigate
How do I find out if my home in Newdigate is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you cover smaller places like Newdigate?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Can thermal imaging help find my roof leak?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
Will you walk on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
Why doesn’t the damp patch line up with the hole?
Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it finds a way through the ceiling. Following that route is what our investigation does.
What should I do before you arrive?
Note when the leak appears and what the weather was doing. Clear access to the loft. Keep away from any light or socket that water is reaching.
What a roof leak investigation does not cover
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- The repair itself (the investigation finds and reports the cause)
- Water from pipes, tanks or heating systems
- A promise to find every leak on a single visit
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
What this survey covers
- Slate and tile slopes
- The roof space
- Rooflights and dormers

Roof leak investigations around Newdigate
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
If you own one of the older houses in the streets near Church of St Peter, lead flashings, valleys and old chimneys are typical places for water to get in. If you own a rental within reach of Holmwood station, tracing a leak quickly matters when a tenant is living with it. Homes near green spaces such as Newdigate Brickworks can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
