How new roof snagging works in Newdigate
We carry out new roof snagging in Newdigate and across London and the South East. A visit normally takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Everything visible from safe vantage points is checked including by drone where applicable. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. We survey new flat roofs, ridges and verges and flashings and valleys, and the problems we’re asked to look at most are poorly finished verges and offcuts and broken tiles left behind.
In a village or hamlet like Newdigate, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about one to two hours on an ordinary house, and longer for a large or complex roof. In a hamlet or village like Newdigate, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us what work was done and when.
- The new coverings and roof edges are inspected as far as can be seen safely.
- We look at valleys, flashings, gutters and the underlay at the eaves.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a written report with photos.
How to prepare
- Keep pets out of the way during the survey
- Point out any leaks or damp patches
- Move anything stored under the loft hatch

Newdigate questions
Does a conservation area affect roof work in Newdigate?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover smaller places like Newdigate?
Yes. Newdigate is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does the weather affect the survey?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you inspect the roof on a new-build home?
Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photos to raise with the builder.
Will you deal with my roofer if there is a problem?
No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Checking the roof from ground level
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
New roof snagging around Newdigate
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own a rental within reach of Holmwood station, a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Church of St Peter, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What happens if roof problems are left?
You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. In a place like Newdigate, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Prices for new roof snagging in Newdigate

- The size of the roof
- Commercial roofs and larger buildings
- Building height and the viewpoints available
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
