Roof surveys for Rusper homes and businesses

Roof surveys for homes and businesses in Rusper

We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. We survey lead flashings, flat roofs and clay and concrete tiles, and people most often book us about worn or blocked valleys and slipped, cracked or missing slates and tiles.

In a village or hamlet like Rusper, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Rusper, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Roof surveys in Rusper: local notes

Rusper is about 1 mile from the edge of the flight restriction zone around Gatwick Airport. Where the drone is part of the survey, the exact boundary is checked for the address first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Take an older house close to St Mary Magdalene church: its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Faygate station, the gap between tenancies is a good time to have the roof looked at. Take a building like Rusper Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How the survey changes by roof type

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets
  • A full building survey of the property

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Lead flashings
  • Ridges, hips and valleys
  • Natural slate
  • Chimney stacks
  • Flat roofs
  • Clay and concrete tiles
  • The roof space

What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can be seen safely
  • The size of the roof

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

Before you get in touch, it’s useful to have:

  • The kind of building and roof involved
  • Photos of the roof, taken safely from ground level or a window
  • Access details, like a loft hatch or a shared roof
  • Any deadline, such as an exchange date

Getting a price is simple: just call 07833 053749 or use the contact form, tell us about the property and we’ll explain which survey suits. The price is agreed up front.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Your questions about roof surveys in Rusper

Can you fly a drone over a roof in Rusper?

That depends on where the roof is and on the weather. Rusper is about 1 mile from the edge of the flight restriction zone around Gatwick Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Is my home in Rusper listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How long have you been surveying roofs?
