Different roofs, different checks

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Flat roof survey in Roffey: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Common reasons to book are outlets that hold water back and blisters and bubbles in the covering, on EPDM rubber, upstands and outlets and felt flat roofs.

Around a smaller place like Roffey, flat roofs usually cover extensions, garages and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Note where water lies after a downpour
  • File the paperwork for the roof and any repairs
  • Clear roof outlets and gutters each autumn
  • Check that new brackets or units haven’t damaged the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Flat roof surveys around Roffey

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you own a rental within reach of Littlehaven station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If your home is one of the older ones in the streets near All Saints Church, the joins between later flat roofs and the old walls are where problems normally start.

Roffey: your questions answered

Will you come out to Roffey?

Yes, Roffey is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you carry out roof surveys in Roffey?

We do. Every survey there gets the same written report with photographs.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

How long will you be at the property?

It usually takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. We will confirm the timing when you book.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

Do you check flat roofs for asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or use the contact form with the details.

Signs you need a flat roof survey in Roffey

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Typical things we are asked to look at include:

  • Splits and cracks in the covering
  • Upstands pulling away from walls
  • Failed seals around rooflight kerbs
  • Standing water left after rain

Anyone responsible for a site like Northolmes Junior School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

  • How long the report takes to arrive

What’s in a roof survey

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Homes around Roffey often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Why act early in Roffey

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. With lower homes, common in places like Roffey, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.
