About our flat roof survey in Faygate

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. Common reasons to book are edge trims that have lifted or split and raised blisters across the surface, on felt flat roofs, upstands and outlets and EPDM rubber.

In a small place like Faygate, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Prices for flat roof surveys in Faygate

We confirm the price for your survey before you book. This is what makes a difference:

  • Roof area
  • Building height and the viewpoints available

  • If the survey needs thermal imaging or a drone

Every price we give includes VAT. Flat roof survey starts from £150, including VAT. You will know the price for the job before booking.

What we need to know

We will normally ask about:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • What kind of property and roof it is
  • Your timetable, such as an exchange date

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether old sheeting or boards contain asbestos
  • What’s under the membrane without opening it up
  • A fixed date for when the roof will need replacing

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and does not.

What this survey covers

  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets

Faygate questions

Do you cover smaller places like Faygate?

Yes, Faygate is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Faygate is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Will this cover the whole house?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or drop us an email with the address.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

What we look for on each type of roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we’re there. Older rural homes like those around Faygate can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Treat rooflights and old sheeting as fragile
  • Look for standing water a day after rain
  • Book a survey every few years
  • Check the outlets after the leaves fall

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

Flat roofs in Faygate

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you run a business near County Mall, flat roofs over shops and units are easy to forget until water comes through a ceiling. Anyone responsible for a site like Holy Trinity CofE Secondary School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If your house is among the older ones in the streets near St Francis' Church, the joins between later flat roofs and the old walls are where problems typically start.
