Drone roof surveys for homes and businesses in Roffey

Drones need reasonable weather. We do not fly in high wind or heavy rain, because control and safety come first. If the day turns out unsuitable, we will talk about another date or inspect what we can by other means. We check the forecast ahead of the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. If you’ve noticed debris building up in hidden gutters and moss and weeds taking hold up top, we can find out what’s behind it, whatever the roof.

Around Roffey, lots of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image frequently shows wear on ridges and flashings that a view from the ground misses.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

Chimney stacks

The top of a stack is usually out of view. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

What affects the cost of drone roof surveys

A few things affect what a survey costs:

  • Height and safe access
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book

Every price we give includes VAT. Drone roof survey starts from £400, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from ground level or a window
  • Where water is showing inside, if it is
  • When you need the report by

Once you know what you need, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Common questions in Roffey

Does a conservation area affect roof work in Roffey?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is drone flying allowed in Roffey?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. Parking around Roffey is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. If the loft can be reached safely, it’s checked too.
  5. The report sets out what we found, with photos and recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Dig out any old roof reports or invoices

How to book

Advice

Drone roof surveys in Roffey: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

For an older house near a landmark like All Saints Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

When you need someone else

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • Flying in a flight restriction zone without the airport’s permission

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

  • Chimney stacks
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Large and complex roofs
  • Tall and steep roofs

What happens if roof problems are left?

Small defects on a high roof grow with each storm. Finding them now means less to put right. With lower homes, common in places like Roffey, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

When to book a survey in Roffey

Big commercial and industrial roofs cover a lot of ground. The drone covers the surface area by area. That gives a clearer picture of the roof as a whole.

It’s worth booking a survey if you’ve seen:

  • Cracked mortar along the ridge
  • Damage after a storm that can’t be seen from below
  • Plant growth and moss on the roof
  • Lead work pulling away at abutments

If you look after a building such as Northolmes Junior School, a drone or thermal camera can show a large roof in a single visit.

Questions to ask before you book

  • Is VAT included in the price?
  • What they will not be able to tell you
  • Whether you get a written report with photos
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
