How a drone roof survey works in Broadfield

A drone can see more than your roof, so we take care. We keep the camera on the roof we are surveying, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we’re there to survey. Common reasons to book are flat roofs on upper floors that hold water and tired mortar and pots at the top of a stack, across flat roofs on upper floors, fragile roofs and large and complex roofs.

Even in a smaller place like Broadfield, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone cannot fly safely in strong wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Broadfield. For a price for a let property or a block, phone 07833 053749 or send us an email.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Signs you need a drone roof survey in Broadfield

Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until water overflows inside. From above, they’re easy to see.

Common reasons to book include:

  • Moss building up on slopes and in gutters
  • Outlets choked with leaves and silt
  • Cracked mortar along the ridge
  • Lifted or split lead flashings

The streets around a church such as Christ The Lord are often among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before you book

  • Which parts of the roof they’ll actually see
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance
  • What exactly goes into their report

Your questions about drone roof surveys in Broadfield

Does a conservation area affect roof work in Broadfield?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is drone flying allowed in Broadfield?

It depends on the exact address and the weather on the day. The flight restriction zone around Gatwick Airport comes within about 1 mile of Broadfield. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. High wind or heavy rain also stops a small drone flying.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

How long will you be at the property?

Time on site depends on the roof; most visits take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. The written report follows by email.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What will the report tell me?

Written findings with photos, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two at most homes, or half a day or so for a commercial building. With a bit of garden around a house, as there frequently is around Broadfield, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand
  • Tell us about any leaks, stains or damp patches you know of

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

Roof by roof

Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.

Chimney stacks

Chimney tops are hard to see from ground level. Close-up photos show the pots, flaunching, pointing and flashings.

Drone roof surveys in Broadfield: local notes

Broadfield is about 1 mile from the edge of the flight restriction zone around Gatwick Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Tyes Place, about 4.4 miles south-east, is one of the historic houses in the wider area around Broadfield. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take a building like Seymour Primary School: thermal images can show where wet insulation sits under a big flat roof. If you run a business near County Mall, big, flat commercial roofs are where photos from the air and thermal images help most.
