Roof survey in Roffey: what you get

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey lead flashings, the roof space and chimney stacks, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and loose ridge or hip tiles.

Around Roffey, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We look at them before they cause trouble. In a smaller place like Roffey, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Why book with us

How we price roof surveys

A few things affect what a survey costs:

  • Whether thermal imaging or a drone is needed
  • Roof area
  • How many separate roofs there are, like extensions, dormers and garages
  • The shape of the roof and its details

For a price for your roof in Roffey, phone 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

What we need to know

When you call or email, these details help:

  • How the loft is reached, if there is one
  • What made you get in touch
  • Any marks or damp showing indoors
  • What kind of property and roof it is

To book a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What happens on the day

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours for most homes, depending on how many separate roofs there are. With a bit of garden around a house, as there often is around Roffey, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Leave side gates unlocked
  • Check the loft hatch can be reached
  • Tell us about parking before the day

What we can’t see

It is a careful look at the roof, not the whole story. Its limits include:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What our survey covers.

What we look at

  • Chimney stacks
  • The roof space
  • Lead flashings
  • Clay and concrete tiles
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys

Roofs, chimneys and gutters in Roffey

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Anyone responsible for a site like Northolmes Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like All Saints Church are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Littlehaven station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Roffey is about 1 mile north-east of Horsham, in West Sussex. Bookings from Roffey are handled just like any other: a call or an email, a price, then a date. Across West Sussex, we cover Roffey.

Here we cover the RH12 and RH13 postcode area for roof surveys. If you need a roof survey at a property on Innes Road, Agate Lane and Manor Road or anywhere close by, we can survey it. We also cover the places around Roffey: Mannings Heath (2 miles south), Faygate (2 miles north-east), Colgate (2 miles east), Monk's Gate (3 miles south) and Kilnwood Vale (3 miles north-east). Within a short drive, we also cover Crawley (5 miles north-east), Haywards Heath (10 miles south-east), Burgess Hill (11 miles south-east), East Grinstead (13 miles east), Broadfield (4 miles east) and Storrington (12 miles south-west).

Other landmarks nearby include Christs Hospital School Museum (3.5 miles south-west) and Horsham Hospital (1.1 miles west). Open spaces near Roffey include Warnham LNR.

Your questions about roof surveys in Roffey

Do you cover smaller places like Roffey?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Roffey?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

What’s the best way to book?

Just call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
