Chimney surveys in Roffey

Chimney surveys for homes and businesses in Roffey

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. If you’re worried about flaunching that has broken away and staining on walls around the chimney, we can find out what’s behind it, whatever the roof.

Around Roffey, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

After the visit, you get a written report with photos, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Questions from Roffey

Is my home in Roffey listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Roffey within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

How much does a chimney survey cost in Roffey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Keep track of stains on chimney breasts
  • Do not use a ladder to reach the stack yourself
  • Make sure fixings on the stack are secure
  • Ask for ventilated caps on redundant stacks

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

Do you need a chimney survey in Roffey?

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People normally call us when they notice damp or a problem with the stack, or before a purchase.

Problems we come across often include:

  • Bricks with flaking faces
  • Flaunching that has broken away
  • Worn or missing pointing
  • Damaged chimney pots and cowls

If you own a rental within reach of Littlehaven station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What a roof survey includes

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Some parts of a survey depend on the weather, so a visit to Roffey is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch
  • Note where any stains or damp appear

Advice

How the survey changes by roof type

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

How we price chimney surveys

To price your survey, we look at:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • Height and safe access

All our prices include VAT. Chimney survey starts from £150, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

We will usually ask about:

  • Any marks or damp showing indoors
  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

Roffey homes and their roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you live in an older home near All Saints Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Northolmes Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.
