Independent chimney surveys in Lower Beeding

What happens on the day

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older rural homes like those around Lower Beeding can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

Chimney survey in Lower Beeding

If you are buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey lead flashings, chimney pots and cowls and flaunching, and people most frequently book us about spalled or crumbling bricks and mortar washing out of the joints.

In a village or hamlet like Lower Beeding, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Lower Beeding questions

Will you come out to Lower Beeding?

Yes, Lower Beeding is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Lower Beeding listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

My chimney looks like it’s leaning. What should I do?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Have brackets on the chimney checked
  • Glance at the stacks from the street now and then
  • Check unused flues are capped with ventilation
  • Photograph damp patches with the date

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.

What a chimney survey looks like in Lower Beeding

Tyes Place, about 4.1 miles east, is one of the historic houses in the wider area around Lower Beeding. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Holy Trinity CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Horsham station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as The Parish Church of the Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Lower Beeding is about 4 miles south-east of Horsham, in West Sussex. Surveys in Lower Beeding work the same way as everywhere we cover: a careful inspection, photographs and a written report. We cover towns and villages across West Sussex. For surveys nearby, see our Crawley page.

What we look for on each type of roof

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Leave it or get it looked at?

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a place like Lower Beeding, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
