Gutter surveys in Three Bridges

Leave it or get it looked at?

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. On a bungalow or cottage around Three Bridges, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Gutter survey in Three Bridges: what you get

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are blocked outlets and hoppers and sagging gutters and loose brackets, on eaves gutters, parapet and box gutters and valley gutters.

Around Three Bridges, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Prices for gutter surveys in Three Bridges

When we price a survey, we consider:

  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

Getting in touch

A few details help us suggest the right survey and price. When you contact us, tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Any photos you have, taken from the ground or a window

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or email us to find out.

Before and after the survey

Here are a few things we’d tell any owner:

  • Look for new stains on ceilings below valleys after rain
  • Watch for green marks down the brickwork
  • Do not leave hidden gutters out of a clear-out
  • Check that downpipes are firmly fixed to the wall

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

When you need someone else

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Pipes below ground level

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Your questions about gutter surveys in Three Bridges

Does a conservation area affect roof work in Three Bridges?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Three Bridges?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or send us an email.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

How experienced are you?

More than 5,000 surveys over 20+ years.

When to book a survey in Three Bridges

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

We are frequently asked to look at:

  • Cracked or loose downpipes
  • Choked outlets or hopper heads
  • Joints that drip after rain
  • Fascia boards damaged by overflowing water

If you own a rental within reach of Three Bridges station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Whether you can ask questions once you have the report
  • What insurance they carry
  • How long the report takes to arrive

What a good roof survey covers

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Three Bridges, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room

Gutter surveys around Three Bridges

With Gravetye Manor about 4.9 miles south-east, Three Bridges sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Grattons Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark such as St Barnabas', old fixings, lead flashings and tall chimneys are typical of older roofs.
