Common roof problems in West Green

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

A survey can pick up problems such as:

  • Stains that keep coming back
  • Cold areas below the roof
  • Water that travels before it shows
  • Damp around chimneys and parapets

If you look after a shop, office or commercial unit, for instance near County Mall, large commercial roofs are frequently easiest to see from above or with a thermal imager.

What’s in a roof survey

Thermal roof survey in West Green: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. Common reasons to book are damp patches with no obvious cause and water that travels before it shows, across ceilings below the roof, insulated roof spaces and loft conversions.

Even in a smaller place like West Green, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone cannot fly safely in strong wind, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What we look for on each type of roof

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they can’t.

What we can’t see

Before booking, it is worth knowing what a survey will not do:

  • Reliable images in rain, strong wind or on a wet roof surface
  • Seeing water directly, as the camera shows temperature, not moisture
  • Structural calculations, which need a structural engineer

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Pitched roof slopes
  • Flat roofs
  • Ceilings below the roof
  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Flying and imaging in West Green

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. The flight restriction zone around Gatwick Airport covers West Green, or comes right up to its edge. If your survey includes the drone, we ask the airport for permission first, and only fly if it is given.

Take a building like West Green Primary School: a view from above covers a wide roof far faster than walking it. Take an older house close to Voice of Deliverance Full Gospel Church of God: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to West Green is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Clear the way to the loft hatch
  • Have any questions written down, so nothing gets missed
  • Leave side gates unlocked

Questions from West Green

Can you fly a drone over a roof in West Green?

Usually it comes down to two things: the airspace at the address and the weather. West Green is inside, or right on the edge of, the flight restriction zone around Gatwick Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. A small drone can’t fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Will you come out to West Green?

Yes. West Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

What conditions are best for thermal imaging?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How do I arrange a thermal roof survey in West Green?

It’s easiest to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll suggest the right survey. We survey seven days a week.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
