What a thermal roof survey doesn’t cover

It is a careful look at the roof, not the whole story. The main limits are:

  • Structural calculations, which need a structural engineer
  • A formal energy assessment
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Thermal roof survey in Lower Beeding

A thermal survey is not a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. If you’re worried about cold areas below the roof and water that travels before it shows, a survey will tell you what’s going on.

In a village or hamlet like Lower Beeding, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked ahead of the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Lower Beeding, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

For landlords and managing agents

Landlords and agents in Lower Beeding book surveys as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Signs you need a thermal roof survey in Lower Beeding

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that is moving quickly.

Things that often lead to a survey include:

  • Water that travels before it shows
  • Moisture around outlets and upstands
  • Areas losing heat at the eaves and junctions
  • Thin or uneven insulation in the roof

Anyone responsible for a site like Holy Trinity CofE Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Before booking any roof surveyor

  • How long the report takes to arrive
  • Their track record with similar roofs
  • What happens after the report arrives
  • Will they check the loft as well as the outside?

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Keep a record of when stains appear
  • Keep outlets and gutters clear to stop water sitting
  • Check from the ground or a window, never by climbing
  • Ask us about the forecast if rain is expected

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

What affects the cost of thermal roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

Here’s what helps us most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, such as an exchange date
  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

Lower Beeding questions

How do I find out if my home in Lower Beeding is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Lower Beeding?

Yes. Lower Beeding is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
