Plummers Plain Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof in Plummers Plain. More than 5,000 surveys completed across London and South East England.
- Missing or slipped insulation
- Damp where roofs meet walls and chimneys
- Areas of a flat roof that may hold water
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
How a thermal roof survey works in Plummers Plain
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We survey loft conversions, ceilings below the roof and flat roofs, and common reasons people get in touch are cold areas below the roof and missing or slipped insulation.
Older buildings in small places like Plummers Plain may be listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Airspace, weather and Plummers Plain roofs
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
If you live in an older home near St Mary's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps. With Tyes Place about 2.9 miles east, the area around Plummers Plain has a long history. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.
Plummers Plain is about 4 miles east of Horsham, in West Sussex. Wherever you are in Plummers Plain, we can come and survey your property, on a weekday, Saturday or Sunday. Plummers Plain is one of the places in West Sussex where we work.

What happens if roof problems are left?
Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. Where a roof is exposed, as many are in small places like Plummers Plain, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Common questions in Plummers Plain
How do I find out if my home in Plummers Plain is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Plummers Plain?
Yes. We cover the whole of London and South East England, and Plummers Plain is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
How long does the survey take?
It typically takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. We’ll confirm the timing as you book.
Will the camera show exactly where the water is?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
Do you survey on Saturdays and Sundays?
We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or email us.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Keep dated photos of any marks on ceilings
- Check from ground level or a window, never by climbing
- Make sure the loft can be reached safely
- Talk to us about the weather when booking
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Make sure loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.
Signs you need a thermal roof survey in Plummers Plain
Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which helps when timescales are tight.
We are often asked to look at:
- Ceilings that feel colder in places
- Leaks far from where the stain appears
- Areas of a flat roof that may hold water
- Wet areas near outlets and upstands
Anyone responsible for a site like Newells Preparatory School will know that a view from above covers a wide roof far faster than walking it.
Questions to ask before booking
- What the report includes, and whether it has photos
- How they plan to inspect the roof safely
- What experience they bring
- Their report turnaround times
What we do, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Plummers Plain often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there’s safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- Tell us about parking before the day
- Have any questions written down, so nothing gets missed
- Keep pets inside or away from the areas we are looking at
