Roofs, chimneys and gutters in Plummers Plain
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Tyes Place, about 2.9 miles east, show how far back building in the area around Plummers Plain goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Newells Preparatory School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like St Mary's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

About our gutter survey in Plummers Plain
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed water backing up from a hidden gutter and leaking or loose downpipes, a survey will tell you what’s going on.
Somewhere as small as Plummers Plain, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Somewhere as small as Plummers Plain, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.

Advice
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
Leave it or get it looked at?
A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a place like Plummers Plain, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Roof by roof
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
What we are asked to look at in Plummers Plain
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.
A survey makes sense if you’ve noticed:
- Choked outlets or hopper heads
- Soffits marked by water
- Gutters packed with leaves or moss
- Water spilling over the gutter edge
For landlords with property near Faygate station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What affects the price in Plummers Plain
A few things affect what a survey costs:
- Whether thermal imaging or a drone is needed
- How many separate roofs there are, like extensions, dormers and garages
- The shape of the roof and its details
- House, block, shop or office
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
There is no need for technical words. It is enough to let us know:
- Whether there’s a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
- Pictures from the garden or a window, if you have them
- Any deadline, such as an exchange date
A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
Common questions in Plummers Plain
Do you survey roofs for landlords with property near Faygate station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is my home in Plummers Plain listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Does the report include photos?
Yes. Photos are part of every report, so you can see each point for yourself.
Do you work in Plummers Plain?
Yes. We cover Plummers Plain and the rest of West Sussex, as part of our work across London and the South East. To book, phone 07833 053749 or drop us an email.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Do you climb onto every roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
