Gutter survey in World's End

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photographs. Common reasons to book are cracked or loose downpipes and dripping or leaking gutter joints, across eaves gutters, outlets and hoppers and fascias and soffits.

Around World's End, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

After the visit, you get a written report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Signs you need a gutter survey in World's End

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

A survey can pick up problems like:

  • Gutters packed with leaves or moss
  • Sagging gutters and loose brackets
  • Hoppers and outlets full of debris
  • Valley or box gutters that overflow inside

If you look after a building such as Manor Field Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Are they insured for the work?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What experience they bring
  • Whether VAT is in the quoted price

What to expect from a roof survey

Honest limits

It is useful to know what a survey will not do before booking:

  • What’s hidden inside a downpipe
  • Damage hidden inside walls or behind boards
  • Confirming asbestos in older rainwater goods

World's End: your questions answered

I let a flat near Wivelsfield station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is my home in World's End listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just call 07833 053749 or email us to arrange it.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when you book and we will explain what’s needed.

How do I arrange a gutter survey in World's End?

Just ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about one to two hours for a house, and about three to four hours for a commercial roof. Being in a smaller place like World's End does not change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • If you’re buying, let the agent know when we are coming
  • Let us know about parking near the property

Why it’s worth a survey now in World's End

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Around World's End, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

World's End homes and their roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Ockenden Manor, about 3 miles north, show how far back building in the area around World's End goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take an older house close to St Andrew's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Wivelsfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
