Roofs, chimneys and gutters in Abbotsford
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Ockenden Manor, about 2.3 miles north, show how far back building in the area around Abbotsford goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as St Paul's Catholic College, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St Edward the Confessor, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Gutter survey in Abbotsford: what you get
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey eaves gutters, outlets and hoppers and downpipes, and common reasons people get in touch are brackets that have dropped or snapped and water backing up from a hidden gutter.
In a small place like Abbotsford, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Roof by roof
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
Cast iron gutters
Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.
Questions from Abbotsford
How do I find out if my home in Abbotsford is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
I let a flat near Wivelsfield station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you check the drains below ground?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
How it works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Rural addresses near Abbotsford can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Leave side gates unlocked
- If it is not your property yet, arrange access through the agent
Getting a price
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.
Advice
Signs you need a gutter survey in Abbotsford
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
Problems we come across often include:
- Cracked or loose downpipes
- Water spilling over the gutter edge
- Dripping or leaking gutter joints
- Gutters that have fallen out of line
For landlords with property near Wivelsfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Before you book anyone
- What they won’t be able to tell you
- How long they’ve been surveying roofs
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is added on top
What we can’t see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s hidden inside a downpipe
- What’s behind fascias and inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, ring 07833 053749 or email us and we will point you to the right survey before you book. The full list of what we check.

What a survey costs
When we price a survey, we consider:
- The size of the roof
- Building height and the viewpoints available
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
What to tell us when you contact us
Before you get in touch, it’s useful to have:
- Pictures from the garden or a window, if you have them
- Dates you’re working to, like exchange
- Any stains, drips or damp patches you’ve seen indoors
- How the loft is reached, if there is one
When you’re ready to go ahead, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
