Roof survey in Abbotsford: what you get
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed loose ridge or hip tiles and worn lead at chimneys and abutments, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Abbotsford, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.
Different roofs, different checks
Clay plain and peg tiles
Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Why it is worth a survey now in Abbotsford
A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. Older and listed buildings around Abbotsford may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Common questions in Abbotsford
I let a flat near Wivelsfield station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or email us with the address and a few details.
Is Abbotsford within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Will you check the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.
Local roofs in Abbotsford
Ockenden Manor, about 2.3 miles north, is one of the historic houses in the wider area around Abbotsford. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark like St Edward the Confessor, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like St Paul's Catholic College: large buildings have long gutter runs and big roofs that need checking like any other.

What we can’t see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather
- A full building survey of the property
If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.
What this survey covers
- Ridges, hips and valleys
- Lead flashings
- The roof space
- Flat roofs
- Natural slate
- Chimney stacks
- Clay and concrete tiles
What we do, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Older roofs in small places like Abbotsford can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey
- Leave side gates unlocked
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street

Do you need a roof survey in Abbotsford?
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
Things that often lead to a survey include:
- Ridge tiles that have lifted or moved
- Blocked, sagging or leaking gutters
- Ponding, splits or blisters on flat roofs
- Condensation or damp timbers in the loft
If you own a rental within reach of Wivelsfield station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Which limits apply to the survey
- Whether any drone flown is registered with the CAA
- Whether the price includes VAT
- Is there a chance to talk the report through?
