Common roof problems in Abbotsford

Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until it causes a leak inside. From above, they’re easy to see.

Most people get in touch when they’ve noticed something like this:

  • Tired mortar and pots at the top of a stack
  • Lead work pulling away at abutments
  • Storm damage on steep or tall roofs
  • Moss building up on slopes and in gutters

For an older house near a landmark such as St Edward the Confessor, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Choosing a roof surveyor

  • What exactly goes into their report
  • How soon the report will arrive
  • Which parts of the roof they’ll actually see
  • Their track record with similar roofs

What to expect from a roof survey

Drone roof surveys for homes and businesses in Abbotsford

The weather decides whether a drone can fly. Strong wind or a downpour rules out a flight, because control and safety come first. If the weather turns, we will agree another day. We check the forecast before the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. We survey flat roofs on upper floors, chimney stacks and valleys and parapet gutters, and the problems we are asked to look at most are moss building up on slopes and in gutters and lead work pulling away at abutments.

Older buildings in small places like Abbotsford may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Your questions about drone roof surveys in Abbotsford

Are there drone restrictions around Abbotsford?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

How do I find out if my home in Abbotsford is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

How long is the visit?

Expect it to take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. You will then get the report by email.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two for most houses, and about three to four hours for a commercial roof. For a village or hamlet like Abbotsford, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

How to prepare

  • Let us know where we can park nearby
  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as homeowners. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

Roof by roof

Chimney stacks

Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Drones, thermal imaging and Abbotsford roofs

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. With Ockenden Manor about 2.3 miles north, Abbotsford sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like St Paul's Catholic College: thermal images can show where wet insulation sits under a big flat roof.

What we cannot see

It is a careful look at the roof, not the whole story. The main limits are:

  • Flying in a flight restriction zone without the airport’s permission
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Photos in conditions too poor to fly

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.
