How a pre-purchase roof survey works in World's End

If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. If you’re worried about patch repairs that may hide an ongoing problem and old water stains in the roof space, a survey will tell you what’s going on.

In a smaller place like World's End, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Common questions in World's End

Does a conservation area affect roof work in World's End?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover World's End?

We do. Every survey there gets the same written report with photographs.

How long does a pre-purchase roof survey take?

It typically takes between one and two hours at most homes, and about three to four hours for a commercial roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we will help you choose.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether timbers meet design loads
  • What’s under the slates, tiles or felt
  • The condition of the rest of the house (that’s a RICS home survey)

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What a survey covers and doesn’t.

Roofs we survey in World's End

  • Gutters and downpipes
  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks

Leave it or get it looked at?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Arranging work in a smaller place like World's End is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Practical tips

Small things make a difference. Our tips:

  • Let us know your timetable
  • Share the report with your solicitor
  • Request records of any re-roofing
  • Ask when the roof was last worked on

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours at a typical house, with time for the loft where it can be reached. Parking around World's End is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Getting ready for the survey

  • Keep pets in another room
  • Find any records of previous roof work
  • If you’re buying, let the agent know when we are coming

Pre-purchase roof surveys in World's End: local notes

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Ockenden Manor lies about 3 miles north, so building around World's End goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. For an older house near a landmark such as St Andrew's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Wivelsfield station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
