What we’re asked to look at in Ansty

Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we check.

It’s worth booking a survey if you’ve seen:

  • Damp timbers or stains in the loft
  • Blistered or split felt on a flat roof
  • Slipped or missing slates and tiles
  • Cracked flaunching or crumbling chimney pointing

If you live in an older home near St John the Evangelist, the roof may have had decades of patch repairs, and the survey shows where they are.

Before booking anyone

  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top

What to expect from a roof survey

Pre-purchase roof survey in Ansty

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you are buying. Common reasons to book are old water stains in the roof space and cracked flaunching or crumbling chimney pointing, across chimney stacks, natural slate and lead flashings and valleys.

Somewhere as small as Ansty, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Ansty can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Useful tips for Ansty property owners

Small things make a difference. Our tips:

  • Find out whether the roof has been replaced or patched
  • Book once your offer is accepted
  • Ask whether there are papers for past roof work
  • Look for fresh paint on upstairs ceilings at viewings

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Leave it or get it looked at?

A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Why book with us

What we look for on each type of roof

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

What a pre-purchase roof survey looks like in Ansty

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Ockenden Manor, about 1.2 miles north-east, show how far back building in the area around Ansty goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Your questions about pre-purchase roof surveys in Ansty

Is Ansty within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Ansty?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can I take the findings back to the seller?

Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

How do I arrange a pre-purchase roof survey in Ansty?

Simply phone 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Does the weather affect the survey?

Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years.
