Gutter surveys near Hassocks

About our gutter survey in Hassocks

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey downpipes, outlets and hoppers and fascias and soffits, and the problems we are asked to look at most are choked outlets or hopper heads and sagging gutters and loose brackets.

Houses in smaller places like Hassocks can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Questions from Hassocks

I let a flat near Hassocks station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.

Is my home in Hassocks listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What’s the price of a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or send us an email.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Will you check the loft?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Landlord and commercial surveys in Hassocks

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Landlords and letting agents in Hassocks book surveys as well as homeowners. The report gives you a dated record of the gutter, with photos, which helps you plan work between tenancies.

Why act early in Hassocks

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Homes in smaller places like Hassocks can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before you book.

Why us?

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • An independent view of the roof
  • Surveys seven days a week
  • Packages from £150, inc. VAT

What a survey costs

When we price a survey, we consider:

  • The height of the building and how the roof can safely be seen
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • The roof’s overall size

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What to let us know when you get in touch

If you can, have these to hand when you get in touch:

  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange
  • Photos of the roof, taken safely from the ground or a window

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Homes around Hassocks often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Dig out any old roof reports or invoices

Arrange a survey

Local roofs in Hassocks

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Take a building like Hassocks Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Hassocks station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark like St Francis of Assisi, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Practical tips

These tips come from what we see on roofs every week:

  • Look for new stains on ceilings below valleys after rain
  • Book gutter clearing once a year, more often near trees
  • Don’t climb a ladder to look in the gutters
  • Check that downpipes are firmly fixed to the wall

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Different roofs, different checks

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
