Gutter surveys for homes and businesses in Keymer
Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from ground level, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, parapet and box gutters and downpipes, and the problems we’re asked to look at most are cracked or loose downpipes and gutters that have fallen out of line.
Around Keymer, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

Different roofs, different checks
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.

Surveys for landlords and agents in Keymer
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.
What a survey costs
Not every roof costs the same to survey, for these reasons:
- Which survey package you book
- How big the roof is
- How many separate roofs there are, like extensions, dormers and garages
- The height of the building and how the roof can be seen safely
All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.
What to let us know when you get in touch
To price your survey accurately, we will ask about:
- The kind of building and roof involved
- Where the property is, with the postcode
- Where any leaks, stains or damp patches show inside
- Anything about access we should know
Most bookings start with a short call: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at a typical home, and more on a big or complicated roof. Being in a smaller place like Keymer does not change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- We look in the roof space, where there is safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
Before we arrive
- Check pets are kept safely away
- For a flat or shared roof, check access with the freeholder or managing agent
- Make sure the loft hatch can be reached
How to book
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Honest limits
A survey is a proper look at the gutter, but it can’t do everything. The main limits are:
- The inside of buried drains
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Parts of gutters that can’t be seen safely
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
What we check
- Outlets and hoppers
- Parapet and box gutters
- Downpipes
- Valley gutters
- Fascias and soffits
- Eaves gutters
Gutter surveys around Keymer
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
Anyone responsible for a site like The Windmills Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near St Cosmas and St Damian Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Hassocks station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Keymer: your questions answered
Will you come out to Keymer?
Yes, Keymer is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
I let a flat near Hassocks station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
How do I arrange a gutter survey in Keymer?
It is easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. We survey seven days a week.
Will you check the loft?
Normally, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Does the report include photos?
Yes. Photographs are part of every report.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, phone 07833 053749 or email us.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.
Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Watch for green marks down the brickwork
- Have overhanging branches cut back
- Check for spilling water in a downpour
- Ask for valleys and parapet gutters to be cleared too
For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.
Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.
