Storm Damage Roof Report in Botolphs
An independent record of roof damage after a storm in Botolphs, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Damaged ridges and hips
- Lead lifted at abutments
- Damage from fallen branches or debris
Different roofs, different checks
Clay and concrete tiles
A missing tile lets rain reach the underlay. Each gap is recorded with a photo.
Flat roof coverings
Edge trims and laps are often where flat roof coverings start to peel back. We check whether the damage is recent or older.
About our storm damage roof report in Botolphs
We inspect the roof from wherever it can be seen safely: the ground, windows and vantage points, the loft where there’s access, and the roof itself where that’s safe. We photograph and describe each area of damage. We note any part we couldn’t see. You get a report with photos to give to your insurer. We survey flat roofs, ridges and hips and gutters and fascias, and people most frequently book us about gaps where slates or tiles have gone and water coming in after the storm.
For a small place like Botolphs, the inspection is the same as anywhere: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

The survey, step by step
We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes an hour or two at a house, and longer if the damage is spread across a large roof. Around Botolphs, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us what happened and whether a roofer has made the roof safe.
- We check inside, including the loft where there is access, for water damage.
- The roof is inspected from the ground, windows and the roof where it is safe.

Common questions in Botolphs
Is the coastal weather around Botolphs hard on roofs?
Often, yes. Within about 4 miles of the sea, as Botolphs is, metal fixings wear faster and gales find any loose ridge or slate.
Is my home in Botolphs listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.
How much is a storm damage roof report?
Our price is from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs are not included, so ask a roofer to quote.
How should I record storm damage myself?
Please do not climb onto the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.
Useful tips for Botolphs property owners
Here are a few things we’d tell any owner:
- Record any water damage in rooms and the loft
- Take photos from ground level or a window, never by climbing
- File receipts for anything you pay for
- Keep a note of the date of the storm
Once we have been, the findings are written up with photos. It covers the damage, its likely cause and any older defects. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Never climb onto the roof yourself.
Wind, rain and roofs in Botolphs
The coast is about 4 miles or less from Botolphs, where storms can bring strong gusts off the sea. What counts as a storm is set by each policy, often gusts of around 55 mph, and the insurer makes the decision. Portslade Manor, about 4.6 miles south-east, is one of the historic houses in the wider area around Botolphs. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to St Botolph's Church: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Shoreham-By-Sea station may find that a clear finding on where water gets in helps you brief a roofer right away. For hotels and guest houses around Botolphs, a roof problem found early is far less disruptive than one found by a guest.

What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s beneath slates, tiles or membranes
- Negotiating a claim settlement
- Your insurer’s view of the claim

What happens if roof problems are left?
A few slipped slates can soon lead to wet timbers. Getting it recorded and repaired sooner is normally better. Older and listed buildings around Botolphs may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
