Storm damage roof reports for Bramber homes and businesses

About our storm damage roof report in Bramber

The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We survey gutters and fascias, flashings and ridges and hips, and the problems we are asked to look at most are roofs hit by falling trees and cowls or aerials dislodged in the wind.

Somewhere as small as Bramber, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We check what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for most homes, depending on how much of the roof was hit. Somewhere like Bramber needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. You get a written report you can pass to your insurer.

Before the survey

  • Let us know about parking before the day
  • Find any records of previous roof work
  • Note where any stains or damp appear

Leaks and storm damage in Bramber

Bramber is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For hotels and guest houses around Bramber, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. Homes near green spaces such as Hillside Park (parke sa Hiniusang Gingharian) can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like Upper Beeding Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Bramber is about 4 miles north-west of Shoreham-by-Sea, in West Sussex. Bookings from Bramber are handled just like any other: get in touch, agree the price and pick a day. Across West Sussex, we cover Bramber. Our Brighton page covers surveys nearby.

What happens if roof problems are left?

A few slipped slates can soon lead to wet timbers. Getting it recorded and repaired sooner is normally better. Older cottages and farmhouses around Bramber can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • Photos and a written report every time
  • Independent findings on the roof’s condition
  • Clear package prices, with VAT included

Tips that help

Over many surveys, some simple habits stand out:

  • Photograph damage inside the house too
  • Keep fallen slates or tiles as evidence if safe
  • Photograph the damage safely from below
  • Get a roofer to make the roof safe if needed

The report is emailed to you, and you decide what to send to your insurer. We do not deal with the insurer on your behalf.

After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Do not go up a ladder to look.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

What a survey costs

All our prices include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Storm damage roof report starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Helping us price your survey

These details help when you get in touch:

  • Your timetable, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • What your policy covers, which depends on its wording
  • Whether your insurer will pay the claim
  • Negotiating a claim settlement

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Ridges and hips
  • Gutters and fascias
  • Flashings
  • Flat roofs
  • Slate and tile slopes

Your questions about storm damage roof reports in Bramber

Does a conservation area affect roof work in Bramber?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do roofs near the sea, like those around Bramber, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

My storm claim was turned down. What now?

Raise it with your insurer first. The Financial Ombudsman Service may look at it if that doesn’t resolve it. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

What do I do if water is coming in?

Call a roofer for emergency temporary protection. Take photos from ground level first if it’s safe. Keep receipts in case your insurer asks for them.

Are you loss adjusters?

No. We are not loss adjusters, and we do not negotiate claims. We give you an independent report of the damage for you to send to your insurer.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
