Landlord and commercial surveys in Bramber

About our thermal roof survey in Bramber

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you cannot usually tell from the surface. Moisture readings are then used to check what the camera suggests. If you are worried about damp patches with no obvious cause and areas losing heat at the eaves and junctions, we can find out what’s behind it, whatever the roof.

Somewhere as small as Bramber, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Around Bramber, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Advice

What a thermal roof survey looks like in Bramber

Bramber is within about 5 miles of the coast, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. There are several hotels within about a mile and a half of Bramber, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once.

If you run a hotel or guest house in or near Bramber, a roof problem can mean rooms out of use, so it pays to find faults before guests do. If you look after a building like Upper Beeding Primary School, a drone or thermal camera can show a large roof in a single visit. The streets around a church such as The Parish Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Bramber is about 4 miles north-west of Shoreham-by-Sea, in West Sussex. If you are in Bramber, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our West Sussex coverage includes Bramber and the places around it. You can also see our page for Brighton.

Bramber: your questions answered

How do I find out if my home in Bramber is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Bramber in the area you cover?

Yes, Bramber is one of the places we work. The survey and report are the same in Bramber as anywhere else.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

What a thermal roof survey does not cover

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • What’s inside walls or under coverings, without opening up
  • Confirming water without moisture readings
  • Readings unaffected by sun, shade or reflections

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and does not.

What we check

  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs

Roof by roof

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Loft insulation

The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What happens if roof problems are left?

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. For older village homes like those around Bramber, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
