Bramber Pre-Purchase Roof Survey
We take a careful look at the roof at your property in Bramber, and put it all in a report with photos.
- Damp timbers or stains in the loft
- Gutters choked with leaves and moss
- Sagging ridge lines or uneven roof slopes
Pre-purchase roof survey in Bramber
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. If you’ve noticed blocked or leaking gutters and lead that has worked loose at a wall or chimney, we can find out what’s behind it, on gutters and downpipes, the roof space and flat-roofed extensions and dormers alike.
Older buildings in small places like Bramber may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Signs you need a pre-purchase roof survey in Bramber
A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.
We are often asked to look at:
- Blocked or leaking gutters
- Standing water on a flat extension roof
- Chimney mortar that has eroded
- Signs of past leaks inside the loft
If yours is one of the older homes in the streets near The Parish Church of St Nicholas, the roof may have had decades of patch repairs, and the survey shows where they are.
Choosing a roof surveyor
- Whether the inside of the roof is included
- Whether VAT is added on top
- How much experience they have with roofs like yours
- What exactly goes into their report
Landlords, agents and block managers in Bramber
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.
Why act early in Bramber
The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. Older and listed buildings around Bramber may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

Bramber: your questions answered
How do I find out if my home in Bramber is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you come out to Bramber?
Yes, Bramber is on our map. Villages and rural addresses get the same survey as a town house.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Do I need a roof survey if I’m having a RICS survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
How it works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Bramber frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- You book once your offer is accepted and let us know the address and your timetable.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe viewpoint, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
How to prepare
- Clear the way to the loft hatch
- Keep pets inside or away from the areas we are looking at
- Agree roof access with the managing agent if it’s shared

Bramber homes and their roofs
Bramber is within about 5 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Useful tips for Bramber property owners
There’s plenty you can do without going near the roof. Here’s what helps most:
- Ask for loft access on the day
- Ask whether there are papers for past roof work
- Pass the findings to your conveyancer
- Watch for stains or fresh paint on ceilings below the roof
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Walls, floors, services and rooms below the roof
- How a seller will respond, or what the house is worth
- A structural engineer’s report
