Landlord roof surveys in Bramber

Landlord roof survey in Bramber: what you get

We survey let and shared roofs in Bramber and across London and South East England. A visit typically takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. We inspect from ground level, vantage points, the roof space and the roof where it is safe including by drone where applicable. You then get a written report with photos. Typical surveys look at worn ridges, hips and verges and damp or stains in top-floor flats, across rented houses, flat roofs on blocks and converted houses.

In a small place like Bramber, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Give residents notice before a survey
  • Make sure the roof space can be accessed
  • Hold on to old reports to compare later
  • Ask your managing agent about lease terms

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We go into the loft where it’s safe looking for water marks and gaps.

What we do, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. You are welcome to ask questions while we’re there. Rural addresses near Bramber can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches

Bramber questions

Does being near the coast affect roofs in Bramber?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you survey roofs for landlords with property near Shoreham-By-Sea station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How do I arrange a landlord roof survey in Bramber?

Just call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How much is a survey?

Prices start from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or send us an email.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Landlords, agents and block managers in Bramber

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Local roofs in Bramber

The coast is about 5 miles or less from Bramber, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Trees in and around Hillside Park (parke sa Hiniusang Gingharian) shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as Upper Beeding Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Do you need a landlord roof survey in Bramber?

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs or when.

These are some of the problems a survey can pick up:

  • Leaks into upper flats
  • Mortar falling from ridges and verges
  • Standing water on a flat roof
  • Slipped or missing slates and tiles

If you let a flat or house near Shoreham-By-Sea station, a dated record of the roof is useful when planning maintenance across a let.
