Roof survey in Bramber

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are slates or tiles that have slipped or broken and cracked mortar along the ridge, on natural slate, ridges, hips and valleys and the roof space.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Bramber questions

Do roofs near the sea, like those around Bramber, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Bramber is within about 5 miles of the coast.

Will you come out to Bramber?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What’s the best way to book?

Simply ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. We’ll tell you if the flue needs a specialist.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

Rented homes, blocks and businesses

We survey roofs for landlords and letting agents as well as homeowners. A report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

Roof surveys around Bramber

Bramber lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For landlords with property near Shoreham-By-Sea station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Upper Beeding Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If your home is one of the older ones in the streets near The Parish Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How it works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, most surveys take about 1–2 hours for most homes, depending on how many separate roofs there are. Somewhere as small as Bramber, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • If you’re buying, let the agent know when we’re coming
  • Gather any invoices or paperwork from past roof work
  • Tell us about parking before the day

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Why it is worth a survey now in Bramber

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. In a place like Bramber, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
