About our roof survey in Upper Beeding

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’ve noticed ridge tiles that have lifted or moved and condensation or damp timbers in the loft, we can find out what’s behind it, on clay and concrete tiles, natural slate and chimney stacks alike.

Some older homes in villages like Upper Beeding are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

When to book a survey in Upper Beeding

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

It is worth booking a survey if you’ve seen:

  • Gutters that overflow in heavy rain
  • Worn lead at chimneys and abutments
  • Loose ridge or hip tiles
  • Torn or sagging underlay

Living close to Hillside Park (parke sa Hiniusang Gingharian) is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Questions to ask before you book

  • What the survey won’t cover
  • Is VAT included in the price?
  • What experience they bring
  • Whether the inside of the roof is included

What a good roof survey covers

Landlords, agents and block managers in Upper Beeding

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Upper Beeding homes and their roofs

Upper Beeding lies within about 4 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. About 4.6 miles south-east lies Portslade Manor, a reminder of how long the area around Upper Beeding has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Shoreham-By-Sea station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near The Parish Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Upper Beeding is about 3 miles north-west of Shoreham-by-Sea, in West Sussex. Bookings from Upper Beeding are handled just like any other: get in touch, agree the price and pick a day. Upper Beeding is one of the places in West Sussex where we work. There’s also a page for Brighton.

Common questions in Upper Beeding

Is the coastal weather around Upper Beeding hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I find out if my home in Upper Beeding is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we will explain what’s needed.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, depending on how many separate roofs there are. Somewhere as small as Upper Beeding, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Check we can get to the back of the property
  • Let us know where we can park nearby

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you get in touch

Some details help us recommend the right survey and price. When you contact us, it is useful to mention:

  • The type of building and roof, such as pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

Roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.
