Landlord roof surveys in Findon Valley: local notes

Findon Valley is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. With Ecclesden Manor about 3.5 miles south-west, Findon Valley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near West Worthing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your home is one of the older ones in the streets near All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Vale School, a written record of a large roof helps plan work for the holidays rather than in term time.

Findon Valley is about 2 miles north of Worthing, in West Sussex. We carry out landlord roof surveys for homes and businesses in Findon Valley. Our West Sussex coverage includes Findon Valley and the places around it. There is also a page for Brighton.

Landlord roof surveys for homes and businesses in Findon Valley

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. You get a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. Common reasons to book are cracked or lifting flashings and damp or stains in top-floor flats, across flat roofs on blocks, rented houses and blocks of flats.

Houses in smaller places like Findon Valley can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Findon Valley questions

Is Findon Valley within the area you cover?

Yes, Findon Valley is on our map. A small place gets exactly the same survey as a big one.

I let a flat near West Worthing station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building, including who will give access on the day.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

How long does the survey take?

Most surveys take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. The report follows by email.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. A visit to Findon Valley is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft

Advice

Roof by roof

Shared chimney stacks

Chimney stacks are often shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we look at them closely.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What affects the cost of landlord roof surveys

Prices vary from roof to roof, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to tell us when you contact us

Getting the details right at the start saves time. It’s useful to include:

  • Any deadline, such as an exchange date
  • The kind of building and roof involved
  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work

Why act early in Findon Valley

Tenants can only report what shows inside. A ceiling stain frequently means water has been coming in for some time. A survey looks at the roof itself. In a smaller place like Findon Valley, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
