Gutter surveys for Sompting homes and businesses

About our gutter survey in Sompting

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. We are often asked to look into overflowing valley or parapet gutters and soffits marked by water, across parapet and box gutters, valley gutters and outlets and hoppers.

In a smaller place like Sompting, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.

Where we can’t see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Ask for valleys and parapet gutters to be cleared too
  • Look for new stains on ceilings below valleys after rain
  • Book gutter clearing once a year, more frequently near trees
  • Watch the gutters during heavy rain

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Homes around Sompting often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a report with photographs and recommendations.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • For flats, check roof access has been agreed
  • If you are buying, check with the agent that we can get in

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Advice

Gutter surveys in Sompting: local notes

Sompting is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park such as Brooklands Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you let a flat or house near Lancing station, the gap between tenancies is a good time to have the roof looked at. If you look after a building like Sompting Village Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Sompting is about 3 miles east of Worthing, in West Sussex. We visit Sompting as part of our work across West Sussex, for homes and businesses alike. Our area takes in places right across West Sussex. There is also a page for Brighton.

Common questions in Sompting

How do I find out if my home in Sompting is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do roofs near the sea, like those around Sompting, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Sompting is within about 2 miles of the coast.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and they go into the written report.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or email us.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Landlord and commercial surveys in Sompting

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Gutters out of sight from every safe viewpoint
  • What’s behind fascias and inside walls
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.
