Independent gutter surveys in Broadwater

Gutter surveys for homes and businesses in Broadwater

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We are often asked to look into blocked outlets and hoppers and joints that drip after rain, across downpipes, valley gutters and eaves gutters.

In a smaller place like Broadwater, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Broadwater: your questions answered

Do roofs near the sea, like those around Broadwater, take more of a battering?

Often, yes. Within about 2 miles of the sea, as Broadwater is, metal fixings wear faster and gales find any loose ridge or slate.

I let a flat near Worthing station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Is Broadwater in your area?

Yes. We cover Broadwater and the rest of West Sussex, as part of our work across London and the South East. For a price, call 07833 053749 or drop us an email.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will the survey check for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Signs you need a gutter survey in Broadwater

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Here are some of the things we see often:

  • Fascia boards damaged by overflowing water
  • Water backing up from a hidden gutter
  • Sagging gutters and loose brackets
  • Water spilling over the gutter edge

Anyone responsible for a site like Broadwater CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • What exactly goes into their report
  • When you’ll get the report
  • Their track record with similar roofs
  • What they won’t be able to tell you

What a good roof survey covers

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length

Gutter surveys around Broadwater

Broadwater is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Ecclesden Manor, about 4.2 miles west, is one of the historic houses in the wider area around Broadwater. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Living close to Beach House Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For landlords with property near Worthing station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Watch the gutters during heavy rain
  • Look for downpipes coming loose
  • Get the gutters cleaned out every year
  • Do not leave hidden gutters out of a clear-out

You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Roof by roof

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. With a bit of garden around a house, as there frequently is around Broadwater, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Mention any parking restrictions on your street
  • Let us know about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it is shared
