Gutter survey in Botolphs

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from ground level, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We’re often asked to look into brackets that have dropped or snapped and fascia boards damaged by overflowing water, across eaves gutters, outlets and hoppers and valley gutters.

Somewhere as small as Botolphs, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Botolphs questions

Is Botolphs within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you survey roofs for landlords with property near Shoreham-By-Sea station?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and some details.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

What a gutter survey does not cover

To be straight with you, there are limits to any roof survey:

  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Fascias and soffits
  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Surveys for landlords and agents in Botolphs

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

Any of our surveys can be booked by landlords, agents and building managers in Botolphs. To discuss a property or a block, ring 07833 053749 or send us an email.

How it works

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, it normally takes between one and two hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Botolphs, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A report with photos and recommendations follows.

Before we arrive

  • Let us know where we can park nearby
  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft

Do you need a gutter survey in Botolphs?

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

Things that frequently lead to a survey include:

  • Overflowing valley or parapet gutters
  • Dripping or leaking gutter joints
  • Hoppers and outlets full of debris
  • Fascia boards damaged by overflowing water

Historic houses such as Portslade Manor, about 4.6 miles south-east, show how far back building around Botolphs goes. Older homes in the area may have roofs that need matching materials when work is done.

What a good roof survey covers

How the survey changes by roof type

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it’s safe to see.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We look at what’s visible and note what is not.

Gutter surveys in Botolphs: local notes

Botolphs lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Shoreham-By-Sea station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Upper Beeding Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Botolphs is about 3 miles north-west of Shoreham-by-Sea, in West Sussex. Anywhere in Botolphs, we can carry out gutter surveys at your property. Botolphs is one of the towns and villages in West Sussex we cover for gutter surveys. We also survey roofs in Brighton.
