About our gutter survey in Steyning
Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. We survey outlets and hoppers, valley gutters and eaves gutters, and the problems we are asked to look at most are choked outlets or hopper heads and overflowing eaves gutters.
Around Steyning, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a survey costs
To price your survey, we check:
- Extra roofs, like extensions, dormers or garages
- Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it is a home or a commercial building
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What to let us know when you contact us
These details help when you contact us:
- The type of building and roof, like pitched or flat
- Dates you’re working to, like exchange
- Anything about access we should know
- Pictures from the garden or a window, if you have them
We survey roofs on weekdays and at weekends. To arrange a day that suits you, call 07833 053749 or drop us an email.
Before and after the survey
From years of surveys, a few habits stand out:
- Book gutter clearing once a year, more often near trees
- Ask for valleys and parapet gutters to be cleared too
- Check downpipe clips are holding
- Look for new stains on ceilings below valleys after rain
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
Steyning: your questions answered
Do roofs near the sea, like those around Steyning, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Steyning is within about 5 miles of the coast.
Do you survey roofs for landlords with property near Lancing station?
Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or send us an email and tell us about the building.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you look in the loft space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Does the season matter for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
Steyning homes and their roofs
The coast is about 5 miles or less from Steyning, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
For landlords with property near Lancing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Different roofs, different checks
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.
What a gutter survey does not cover
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Underground drains, which need a CCTV drain survey
- What’s hidden inside a downpipe
- Rot or damp concealed behind fascias or inside walls
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.
What this survey covers

- Valley gutters
- Parapet and box gutters
- Eaves gutters
- Downpipes
Signs you need a gutter survey in Steyning
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Problems we come across often include:
- Gutters overflowing in heavy rain
- Leaking or loose downpipes
- Valley or box gutters that overflow inside
- Leaves and moss blocking gutters
Anyone responsible for a site like Steyning CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
What to check before booking
- Is VAT included in the price?
- How long they’ve been surveying roofs
- Their insurance cover
- Is there a chance to talk the report through?

The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking around Steyning is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- If the roof is shared, arrange access with whoever manages the building
- Check pets are kept safely away
