Gutter surveys for Selsey homes and businesses

Gutter surveys for homes and businesses in Selsey

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you’re worried about dripping or leaking gutter joints and valley or box gutters that overflow inside, we can find out what’s behind it.

Around Selsey, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Let us know as you book if you know of anything shared with next door.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Most visits in a town like Selsey start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Gutter surveys around Selsey

Selsey lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Seal Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church like St Peter's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Selsey is about 6 miles south-west of Bognor Regis, in West Sussex. Roofs in Selsey get the same thorough look as anywhere else in West Sussex. Selsey is one of the places in West Sussex where we work for gutter surveys. There is also a page for Portsmouth.

What happens if roof problems are left?

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Around Selsey, water from a roof defect frequently goes unseen for a while, such as the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.

Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What affects the cost of gutter surveys

To price your survey, we look at:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Whether thermal imaging or a drone is needed

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

Different roofs, different checks

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Before and after the survey

From years of surveys, a few habits stand out:

  • Make sure downpipe clips are holding
  • Keep climbers away from the eaves
  • Include valley, parapet and box gutters when clearing
  • Watch the gutters during heavy rain

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
