Useful tips for Keynor Estate property owners

Nothing here needs a ladder. A few suggestions:

  • Check downpipe clips are holding
  • Look for new stains on ceilings below valleys after rain
  • Don’t leave hidden gutters out of a clear-out
  • Check for spilling water in a downpour

For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Gutter surveys for homes and businesses in Keynor Estate

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are choked outlets or hopper heads and leaks at the gutter joints, on fascias and soffits, eaves gutters and valley gutters.

Somewhere as small as Keynor Estate, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Different roofs, different checks

Box and secret gutters

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

How it works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Rural addresses near Keynor Estate can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

  • Check pets are kept safely away
  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch

Advice

Questions from Keynor Estate

Do you survey roofs for landlords with property near Chichester station?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details.

Is my home in Keynor Estate listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

When is the best time for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

What this survey can’t tell you

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • The inside of buried drains
  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Gutter surveys in Keynor Estate: local notes

The coast is about 2 miles or less from Keynor Estate, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Sidlesham Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Chichester station may find that a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St Mary Our Lady Sidlesham, its roof may have old fixings, lead flashings and chimneys that need a closer look.
