  • Eroded joints in the brickwork

Chimney surveys in Keynor Estate

What we are asked to look at in Keynor Estate

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

A survey can pick up problems such as:

  • Pots or cowls that look unsafe
  • Eroded joints in the brickwork
  • Gaps where the stack meets the roof
  • Damp on a chimney breast inside

If you live in an older home near St Mary Our Lady Sidlesham, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before booking

What to expect from a roof survey

Chimney survey in Keynor Estate: what you get

We inspect chimneys from wherever they can be seen safely: from the ground, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. If you’ve noticed disused chimneys trapping moisture and gaps where the stack meets the roof, we can find out what’s behind it, on brick chimney stacks, flaunching and chimney pots and cowls alike.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Local roofs in Keynor Estate

The coast is about 2 miles or less from Keynor Estate, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own a rental within reach of Chichester station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Sidlesham Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Keynor Estate is about 2 miles north of Selsey, in West Sussex. We provide chimney surveys for householders, landlords and businesses in Keynor Estate and nearby. We cover towns and villages across West Sussex. Portsmouth is in our area too.

Leave it or get it looked at?

Damp in a chimney breast usually gets worse while the cause is left. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Older and listed buildings around Keynor Estate may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Roof by roof

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.

Landlords, agents and block managers in Keynor Estate

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Keynor Estate: your questions answered

I let a flat near Chichester station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building.

Does being near the coast affect roofs in Keynor Estate?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the price for your survey before booking. For a price, phone 07833 053749 or send us an email.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. For a village or hamlet like Keynor Estate, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey
