Chimney surveys in Angmering

What we look for on each type of roof

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.

Chimney surveys for homes and businesses in Angmering

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey shared and party-wall stacks, flaunching and chimney pots and cowls, and common reasons people get in touch are damp patches on chimney breasts and a stack that appears to lean.

In a smaller place like Angmering, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours for most houses; commercial roofs usually need 3–4 hours. Some parts of a survey depend on the weather, so a visit to Angmering is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Angmering homes and their roofs

Angmering is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Living close to Clapham Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Take a building like St Wilfrids Catholic Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Angmering is about 4 miles west of Worthing, in West Sussex. In Angmering, as across West Sussex, every roof gets the same careful survey. We cover towns and villages across West Sussex. Brighton is in our area too.

Angmering: your questions answered

Do you cover smaller places like Angmering?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Angmering is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Never climb onto the roof to look at a chimney
  • Have the flue swept and checked if you use the fire
  • Note any damp on chimney breasts and when it appears
  • Glance at the stacks from the street now and then

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Common roof problems in Angmering

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

People usually book a survey when they’ve noticed something like this:

  • Damp on a chimney breast inside
  • A chimney out of line
  • Pots or cowls that look unsafe
  • Bricks with flaking faces

With Ecclesden Manor about 0.4 miles east, the area around Angmering has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

What to check before booking

  • Is there a chance to talk the report through?
  • Whether the loft space is looked at, where there is one
  • What the report includes, and whether it has photos
  • How long the report takes to arrive
