Roof leak investigations for Angmering homes and businesses

About our roof leak investigation in Angmering

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source. We check parapets, valleys and flashings from every safe viewpoint. Our report shows what we found, with photos. Common reasons to book are staining around the chimney inside and water dripping from rafters or underlay, on chimney stacks, rooflights and dormers and valleys and parapet gutters.

Around Angmering, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it’s worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a roof leak investigation looks like in Angmering

Angmering is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. The covering and its details give the first clues when tracing where water is coming from.

Trees in and around Clapham Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you let a flat or house near Angmering station, a clear finding on where water gets in helps you brief a roofer straight away. For an older house near a landmark such as The Parish Church of St Margaret, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Angmering is about 4 miles west of Worthing, in West Sussex. Angmering gets the same service as everywhere else we work: a proper look at everything that’s safely in view, photographs and a clear written report. Our area takes in places right across West Sussex, from the larger towns to small villages. We also survey roofs in Brighton.

Here we cover the BN16 postcode area for roof leak investigations. Whether your property is on High Street, Church Road and Station Road or a nearby road, we can survey it. If you’re just outside Angmering, we cover Hammerpot (1 mile north), Hangleton (1 mile south-east), East Preston (1 mile south), West Preston (1 mile south-west) and Angmering-on-Sea (2 miles south). We also work in nearby towns such as Worthing (4 miles east), Bognor Regis (9 miles west), Chichester (13 miles west), Selsey (15 miles south-west), Littlehampton (3 miles south-west) and Shoreham-by-Sea (9 miles east).

Around Angmering

Locally, jobs take us to homes and businesses close to The Spotted Cow pub, The Angmering School and Clapham Wood and the streets around them. For rail, the closest station is Angmering station, roughly 0.8 miles south-west of the centre. Other landmarks nearby include Rustington Museum (1.6 miles south-west) and Zachary Merton Hospital (1.6 miles south-west). For a walk, there’s Highdown Hill and WWT Arundel.

What a roof leak investigation doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Whether rotten timbers meet design loads
  • The repair itself (the investigation finds and reports the cause)
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Rooflights and dormers
  • Chimney stacks
  • Slate and tile slopes
  • Flat roof details
  • Lead flashings
  • Valleys and parapet gutters
  • The roof space

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Homes around Angmering often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors
  • Let us know about parking near the property

Angmering: your questions answered

Does a conservation area affect roof work in Angmering?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Angmering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Why doesn’t the damp patch line up with the hole?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it finds a way through the ceiling. Following that route is what our investigation does.

Is there anything I need to do ahead of the visit?

Make sure the loft can be reached. Have any photos of the leak ready, plus details of past repairs. Keep catching drips and keep water away from electrics.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

What we look for on each type of roof

Valleys

Stains from a valley leak frequently show some distance off. From inside the roof space, we follow the water’s route back.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are checked.

Why get it checked now?

Patching the spot above the stain often doesn’t work. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. Around Angmering, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Useful tips for Angmering property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Have an electrician check any wet fittings
  • Make sure the loft is accessible
  • Protect furniture and flooring under the leak
  • Leave roof access to professionals

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. It saves chasing a leak that isn’t there.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

What affects the cost of roof leak investigations

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is

Roof leak investigation starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.
