How a pre-purchase roof survey works in Angmering

Buyers in Angmering and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or send us an email. We survey gutters and downpipes, natural slate and chimney stacks, and common reasons people get in touch are slates or tiles that have slipped or gone and patch repairs that may hide an ongoing problem.

In a smaller place like Angmering, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

We keep jargon out of it: if work is needed, the report says so clearly.

Your questions about pre-purchase roof surveys in Angmering

Does a conservation area affect roof work in Angmering?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Angmering within the area you cover?

Yes. Angmering is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we can’t promise any saving.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations (that’s a structural engineer’s job)
  • A valuation or a promise of a lower price
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

Roofs we survey in Angmering

  • Lead flashings and valleys
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Natural slate
  • Gutters and downpipes
  • The roof space

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about one to two hours at a typical house, with time for the loft where it can be reached. Parking around Angmering is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

Advice

What happens if roof problems are left?

The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. Our survey is done for you. Arranging work in a smaller place like Angmering is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Pre-purchase roof surveys in Angmering: local notes

The coast is about 2 miles or less from Angmering, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you are buying or signing off new work. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you let a flat or house near Angmering station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. With Ecclesden Manor about 0.4 miles east, the area around Angmering has a long history. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. For an older house near a landmark such as The Parish Church of St Margaret, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Roof by roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

Flat roofs

Many homes have a flat roof somewhere, frequently over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Prices for pre-purchase roof surveys in Angmering

Prices always include VAT. What changes the price is:

  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What to tell us when you get in touch

Before you get in touch, it helps to have:

  • Any marks or damp showing indoors
  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage

Unsure which package suits your roof? It is easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
