Roof leak investigations for homes and businesses in Hammerpot

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Ponding water makes any weakness worse. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. Typical surveys look at drips from nail tips in a cold loft and water dripping from rafters or underlay, across valleys and parapet gutters, the roof space and chimney stacks.

Roofs in small places like Hammerpot often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Signs you need a roof leak investigation in Hammerpot

Flat roofs fail with age and wear. A felt roof often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks frequently start at the edges, upstands and outlets.

We’re often asked to look at:

  • Damp ceilings under a flat roof
  • Water dripping from rafters or underlay
  • Damp walls below an overflowing gutter
  • Damp on a chimney breast

Anyone responsible for a site like St Margaret's CofE Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Before booking any roof surveyor

  • What’s outside the scope of the survey
  • What experience they bring
  • Whether the price includes VAT
  • Will they check the loft as well as the outside?

What to expect from a roof survey

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for a house, and longer for a large or complex roof. In a small place like Hammerpot, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Advice

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep a photo record of the damp patch
  • Write down the wind direction and rain when it leaks
  • Check the loft is accessible
  • Catch drips in a bucket and protect the floor

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that is not there.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

Hammerpot questions

Does a conservation area affect roof work in Hammerpot?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Hammerpot, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Hammerpot is within about 3 miles of the coast.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long does a roof leak investigation take?

Allow roughly 1–2 hours at most homes, and more on a big or complicated roof. We will confirm what to expect when we arrange the visit.

Why act early in Hammerpot

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. In a place like Hammerpot, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Roof leak investigations around Hammerpot

The coast is about 3 miles or less from Hammerpot, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. About 1.1 miles south-east lies Ecclesden Manor, a reminder of how long the area around Hammerpot has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Landlords with a home close to Angmering station may find that a tenant living with a leak needs the cause found, not just the stain painted over. Living close to Clapham Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
