Independent roof leak investigations in Littlehampton

Roof leak investigation in Littlehampton

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. We check parapets, valleys and flashings from each safe vantage point. The findings are recorded with photos. We survey chimney stacks, rooflights and dormers and the roof space, and the problems we are asked to look at most are damp ceilings under a flat roof and drips in the loft during heavy rain.

Many homes around Littlehampton have been extended, often with flat roofs or dormers, and where an extension meets the house is a common leak point. Flashings, upstands and the edges of flat roofs are checked alongside the main roof, inside and out. Water can run along the top of a wall or a joist before it shows, so the stain is not always the place to look.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a roof leak investigation looks like in Littlehampton

The coast is about 1 mile or less from Littlehampton, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. The covering and its details give the first clues when tracing where water is coming from.

Living close to Mewsbrook Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as The Littlehampton Academy, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Littlehampton station may find that tracing a leak quickly matters when a tenant is living with it.

Why act early in Littlehampton

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Littlehampton as anywhere.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Why book with us

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Plain-English reports with photos
  • More than 5,000 surveys completed
  • Visits on any day of the week

Landlord and commercial surveys in Littlehampton

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

Honest limits

A survey is a careful look at the leaking roof, but it cannot do everything. Its limits include:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Defects hidden under coverings or inside walls without opening up
  • The repair itself (the investigation finds and reports the cause)

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Slate and tile slopes
  • The roof space
  • Flat roof details
  • Rooflights and dormers
  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for most houses, and longer for a large or complex roof. In Littlehampton, many roofs join a neighbour’s, so we check what can be seen of the shared parts from your side. It is useful to know about previous repairs, leaks or recent work, so time on site goes where it’s needed.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

How to prepare

  • For flats, check roof access has been agreed
  • Note where any stains or damp appear
  • Leave a clear route to the loft

Booking a survey

How we price roof leak investigations

Prices always include VAT. What changes the price is:

  • The height of the building and how the roof can be seen safely
  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • How big the roof is

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Helping us price your survey

We will normally ask about:

  • Access details, like a loft hatch or a shared roof
  • When you need the report by
  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.

FAQs for Littlehampton

Do you cover Littlehampton?

We do. The survey and report are the same in Littlehampton as anywhere else, and visits run on weekdays and weekends.

Do roofs near the sea, like those around Littlehampton, take more of a battering?

Often, yes. Littlehampton is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you use thermal imaging to find leaks?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
