Chimney survey in Hammerpot

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. If you are worried about damaged chimney pots and cowls and eroded joints in the brickwork, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Hammerpot are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What affects the cost of chimney surveys

Prices always include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your roof before booking.

Helping us price your survey

When you call or email, these details help:

  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by
  • The style of property, from a terrace to a block
  • The property’s address and postcode

Once you know what you need, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.

FAQs for Hammerpot

Is the coastal weather around Hammerpot hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Hammerpot?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you inspect shared chimneys?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Hammerpot can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

What a chimney survey looks like in Hammerpot

The coast is about 3 miles or less from Hammerpot, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces like Clapham Wood can get more leaves in their gutters in autumn. If you own a rental within reach of Angmering station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to The Parish Church of St Margaret: old fixings, lead flashings and tall chimneys are typical of older roofs.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Checks on boilers, fires or their flues
  • Hidden damage within the stack
  • Flue inspections or sweeping

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

How the survey changes by roof type

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s often a small job.

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
