Why act early in Selsey

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. On a house in a town like Selsey, wet loft insulation stops working and can stay damp for a long time. That adds to the bill long before the leak is obvious.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Chimney survey in Selsey: what you get

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. Typical surveys look at loose, cracked or missing pots and damp on a chimney breast inside, on chimney breasts, shared and party-wall stacks and brick chimney stacks.

Selsey mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

Landlords, agents and building managers in Selsey and across West Sussex can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for most homes, a little longer where there are several stacks. In Selsey, parking is rarely complicated, though it helps to know about driveways or restrictions. The inspection covers what can be seen safely from outside, from windows and from the roof space.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a photo-illustrated written report and our recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street

Advice

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Roof by roof

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Do you need a chimney survey in Selsey?

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

Problems we come across often include:

  • Lifted or split lead flashings
  • Redundant stacks capped without ventilation
  • Cracked or missing flaunching
  • Damp on a chimney breast inside

For an older house near a landmark like St Peter's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • Will the report include photos?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

Selsey: your questions answered

Is my home in Selsey listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Selsey?

Yes. We survey roofs across London and the South East, and Selsey is part of that. You can phone 07833 053749 or send us an email with the address and some details.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it as you book and we’ll explain what’s needed.

Is it a problem to have an unused chimney?

It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Selsey homes and their roofs

Selsey lies within about 1 mile of the sea, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you look after a building such as Seal Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
