Roof survey in Selsey, West Sussex
Find out the condition of the roof at your property in Selsey. Visits run on weekdays and weekends, in the daytime.
- Gutters that overflow in heavy rain
- Loose chimney pots
- Debris building up in roof valleys
Why get it checked now?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. On homes in Selsey, the joint between an extension and the house is where a slow leak tends to start. Left for a few seasons, it can spoil plaster, skirting and flooring inside.
To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Roof surveys for homes and businesses in Selsey
Our roof surveys cover Selsey and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photographs and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or email us. We survey lead flashings, chimney stacks and natural slate, and people most often book us about flashings that have come away from the wall and loose chimney pots.
In a town like Selsey, most homes are houses whose owners look after their own roofs. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. The photos let you see the parts of the roof you can’t get to.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Ask about a flat roof on an extension or garage too
- Make sure we can open the loft hatch
- Leave roof access to professionals
- File the report with your home documents
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Asbestos testing of any kind
- A structural engineer’s report
- An exact number of years the roof has left
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before booking. The full list of what we check.
What we check
- Natural slate
- Flat roofs
- Clay and concrete tiles
- The roof space
- Ridges, hips and valleys
- Lead flashings
- Chimney stacks
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
How the survey works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a home in Selsey, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so let us know who that will be.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Dig out any old roof reports or invoices
- Leave a clear route to the loft
- Make a note of anything you’d like us to look at
How to book
Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or email us.

What a survey costs
A few things affect what a survey costs:
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
What we need to know
You do not need to know any roofing terms. It’s enough to tell us:
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
- Where the property is, with the postcode
- Why you want a survey: buying, a leak, a storm or new work
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or email us.

Local roofs in Selsey
The coast is about 1 mile or less from Selsey, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
Take a building like Seal Primary Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St Peter's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
Selsey is about 6 miles south-west of Bognor Regis, in West Sussex. We survey roofs in Selsey and the surrounding area across London and South East England. Our area takes in places right across West Sussex, large and small. We also survey roofs in Portsmouth.
Here we cover the PO20 postcode area for roof surveys. We cover properties on Church Road, High Street and Ellis Square and the roads around them. We also cover Church Norton (1 mile north-east), Keynor Estate (2 miles north), Sidlesham (3 miles north), Pagham (3 miles north-east) and Street End (4 miles north). Further out, we also cover Bognor Regis (6 miles north-east), Chichester (7 miles north), Littlehampton (12 miles north-east), Emsworth (10 miles north-west), Rustington (13 miles north-east) and Angmering (15 miles north-east). As one of the bigger places in West Sussex, Selsey has homes, rented property and businesses of every kind.

Selsey: your questions answered
Is my home in Selsey listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Does being near the coast affect roofs in Selsey?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
Do you cover Selsey?
Yes, we do. Selsey is part of the area we cover, and the service is the same as everywhere else we work.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when booking and we will explain what’s needed.
