Nyetimber Roof Survey
Know where you stand with the roof before you spend money on it. We carry out roof surveys in Nyetimber, with photographs and a clear written report.
- Flashings that have come away from the wall
- Leaning or weathered chimney stacks
- Debris building up in roof valleys
Common roof problems in Nyetimber
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
We are often asked to look at:
- Gutters that overflow in heavy rain
- Flashings that have come away from the wall
- Ridge tiles that have lifted or moved
- Gaps in the roof where coverings have gone
For site and facilities teams at buildings such as Rose Green Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.
Choosing a roof surveyor
- Will the report include photos?
- What follow-up you get after the report
- Whether they hold professional indemnity and public liability insurance
- What’s outside the scope of the survey
Roof surveys for homes and businesses in Nyetimber
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey the roof space, natural slate and lead flashings, and people most often book us about torn or sagging underlay and leaking gutter joints and downpipes.
In a smaller place like Nyetimber, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we are there. In a smaller place like Nyetimber, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Getting ready for the survey
- Make sure pets are kept safely away
- Check we can get to the back of the property

What affects the price in Nyetimber
Several things affect the price of a survey:
- The package you choose: Basic, Standard or Premium
- Commercial roofs and larger buildings
- The roof’s overall size
- Whether thermal imaging or a drone is needed
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
If you can, have these to hand when you contact us:
- Any photos you have, taken from the ground or a window
- Anything about access we should know
- Dates you’re working to, such as exchange
- The address and postcode of the property
Getting a price is simple: just phone 07833 053749 or send us an email, let us know about the property and we’ll recommend the right survey. The price is agreed up front.
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- How the roof will behave in every kind of weather
- A structural engineer’s report
- The condition of the rest of the building (that’s a RICS home survey)
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

Roofs, chimneys and gutters in Nyetimber
Nyetimber is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If your home is one of the older ones in the streets near The Parish Church of St Thomas A Becket, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Bognor Regis station, the gap between tenancies is a good time to have the roof looked at.
Nyetimber is about 2 miles south-west of Bognor Regis, in West Sussex. Wherever you are in Nyetimber, we can carry out roof surveys at your property. Nyetimber is one of the places in West Sussex we cover for roof surveys. We also survey roofs in Portsmouth.

Questions from Nyetimber
Can a landlord with a rental near Bognor Regis station book a roof survey?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.
Do you cover smaller places like Nyetimber?
Yes. Nyetimber is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
